Costa Rica's South Caribbean is not a homogenous market. The stretch from Cahuita through Puerto Viejo de Talamanca and down to Manzanillo contains distinct micro-areas, each with its own character, land regulations, and price range. Understanding those differences takes direct, on-the-ground familiarity, not assumptions drawn from other parts of the country.

There is no publicly accessible MLS database in this region. Pricing is not standardised, and available inventory is not comprehensively listed in any one place.
