  • Yes. Costa Rica places no restrictions on foreign property ownership. Nationals from any country have the same legal right to purchase titled property as Costa Rican citizens, with no residency requirement. The process involves title verification, a boundary survey, due diligence on zoning and environmental restrictions, and a closing managed by a Costa Rican attorney. Properties within 200 metres of the coast fall under the Maritime Zone Law and are held under concession rather than title, which carries different legal implications.

  • It depends on your timeline and how certain you are about the area. Renting first is sensible if you have not spent extended time in the South Caribbean - living here through a rainy season gives you a much stronger foundation for a purchase decision. That said, rental inventory in this region is limited, and some buyers who start with the intention of renting find the right property comes up before they expected. There is no universal answer, and we are happy to give you an honest read on both sides based on your specific situation.
